Westside City Councilman Bill Rosendahl released a statement this morning saying the contentious Bundy Village mixed-use project, planned for Bundy and Olympic, is heaving for air. Back in November, developer Michael Lombardi filed for bankruptcy and now “the former Bundy Village proposal, which large numbers of my constituents and I oppose, is dead and no longer a threat of being approved in its current form. The developer decided to go back to the drawing board, and at some future time, bring forward a new proposal. He assures my office that he will vet with the community, and restart the planning approval process at the Planning Commission level.”

The fight over Bundy Village, the Westside’s most controversial development project in years, appears to be over for the time being, with local activists claiming victory over the site’s developer Michael Lombardi.

Today, Lombardi sent a letter to the Los Angeles City Council’s Planning and Land Use Management Committee informing them of his plan to withdraw his proposal completely and resubmit it at a later time “after significant vetting of the community”, according to this press release from the office of Councilman Bill Rosendahl.

The project, which would have added nearly one million square feet of residential, retail, office, and medical space to the northwest corner of Bundy Drive and Olympic Blvd, was decried by every neighborhood group in the surrounding area, ultimately forcing Councilman Rosendahl to withdraw his initial support for the project.

Los Angeles – Councilman Bill Rosendahl today declared the demise of a widely opposed development project in West Los Angeles.

“The former Bundy Village proposal, which large numbers of my constituents and I oppose, is dead and no longer a threat of being approved in its current form,” Rosendahl said in a statement.

He said developer Michael Lombardi has committed to revamp the project, to engage the community and to start from scratch in the city approval process.

Residents adamantly opposed the plans for an 11.5-acre development of medical offices, housing, and retail because of the project’s size and because it was expected to bring about 21,000 extra daily car trips to the already congested Westside.

Lombardi had argued that the inclusion of a medical facility in the development outweighed traffic concerns.

After winning approval from the Planning Commission last year, the project has been dormant because the developer filed for bankruptcy protection and asked for more time before the council’s Planning and Land Use Committee considered the project.

The developer of the proposed Bundy Village medical complex has filed for bankruptcy court protection under Chapter 11, saying the action was in the best interest of the company.

The Nov. 3 filing by Westside Medical Park LLC lists total debts of nearly $68 million and assets of $89 million.

As originally envisioned, the 11.5-acre development of medical offices, retail stores and housing on Olympic Boulevard between Bundy Drive and Centinela Avenue would have resulted in 21,000 additional daily car trips in the area, according to traffic engineers. Those would be on top of thousands of trips generated by the many media and entertainment companies that already have offices in the district. …Read More »
